I recently interviewed two graduates from the Naval Academy, class of 2018, and they told me all about their real estate investing success and what their future has in store for them. It was awesome! This weekend I also had the pleasure of going to Colorado Springs and speaking to a group of United States Air Force Academy cadets that are soon to become newly assigned Air Force Officers, but also budding real estate entrepreneurs, just like the House-Hacking Ensigns I interviewed. We discussed the fundamentals of single-family home rental property investing, how powerful VA loans and arbitrage can be, and the incredible Military House Hacking strategy. It was so refreshing to me to know that this group of 25 cadets will now have the basic tools to make some incredibly important life decisions that will positively impact their financial future as they begin their career as an Air Force Officer.
The ability to borrow 100% of the money to buy an income producing asset, and to then be able to offset your own living expenses and pay off the debt by renting that asset to other people is such a commanding wealth building tactic! On top of that, you are able create passive income to boost your own military salary so you can have that much more to invest in more cash-flow producing assets in the future! Talk about wealth building! This is HUGE!!
If only I knew then what I do now, I would be standing on a very different stage. The good news is that I did learn these strategies…eventually…and I am now in a position that I can teach others at an earlier stage in their career so they can be that much better off for it.
These 25 Air Force Academy cadets are now in the driver’s seat and have the information I wish I had when I was graduating from college and starting my military career. Seeing the eagerness and their willingness to learn about these strategies at such an early age had such an impact on me, and it makes me that much more excited to continue to teach more.
I challenge you to do the same. Find someone (or lots of someones), take them under your wing and teach them about what you know. If it is only one person, that is so much better than holding onto this knowledge for your own personal benefit. I promise it will have a huge impact on you as well!
